*BUYING AND SELLING LAND*

If you are buying land, upon purchase, please IM Sensual Casanova or email Sensual@SensualDesigns.net indicating the size of your land, who you bought it from, and any payment information you feel is necessary to match your tier payment with your avatar, for example: PayPal email address, region you have land, size of land, and full avatar name.

If you are selling land, please IM Sensual Casanova with the new buyers name and date of purchase so our records are clear and do not hold you responsible for the land and it's tier.

You can resell your land if you chose to move but ONLY FOR THE SAME PRICE YOU PURCHASED IT... this land is not intended for quick resale to turn a profit, Land barons please look elsewhere.

Land can only be sold in it's ORIGINAL FORM! NO Subdividing and selling off parcels of land. You may only subdivide for personal reasons, such as separate media streams or parcel names.

Tiers are not transferable nor refundable.



*Community Standards - Responsibility - Consideration - Respect*

You must follow all community standards enforced by Linden Lab - please refer to the Second Life website for an official listing.

You are responsible for the people visiting your land and their behavior. Please inform all guests to be kind and considerate to your neighbors.

No shouting obscenities or offending comments
No offensive picture or signs that are viewable to neighbors or people passing by, please keep anything X-rated or possibly offensive behind closed doors.
NO BAN LINES
No shooting and orbiting people unless there is a mutual shoot out

We can not make an itemized listing of what isn't acceptable but common courtesy and respect should suffice.

*Building Restrictions for COMMERCIAL SIMS*

You can run games, events, parties or clubs and you can sell your creations.
No malls, no store sub-rentals (unless special approval)
EVERYTHING for sale MUST be in a closed building
No Yard Sales or Vendor Stalls
No massive cubic buildings. If you build higher than 25m this can only be in the form of a tower and to make up for the height of the building, 75% of the parcel must then remain open space or park.
No major eyesores
No spy scripts
No scripts that transmit data directly or indirectly to external databases unless explicitly permitted by sim management
No moving/rotating texture scripts unless specifically approved
No high lag scripts with lots of listeners etc. unless temporarily during events
You can resell your land at any time IF your tier is paid current, although no tier fees or other costs will be reimbursed.

These islands are intended for peoples homes.  Strictly no malls, clubs, or seriously lag inducing scripts.
No sub-rentals (unless special approval)

*Event Restrictions for RESIDENTIAL ONLY*

You can hold what ever private parties you wish but listing events is not permitted. If you have a special event that you would like to have that is open to the public, must be approved prior to the date of the event.

*Security Scripts Restrictions for COMMERCIAL AND RESIDENTIAL*

Security scripts are allowed, however, we do suggest you contact a Linden for the correct one to use, so that you comply with  the current rules of SL. Also it is appreciated if you add Sensual Casanova to the system as well as your neighbors.

*Land Editing for COMMERCIAL AND RESIDENTIAL*

You can shape your land how ever you choose, but please keep in mind that the plots are intended to be islands.  With that in mind, it's only fair to not expect your neighbors to support the waterways entirely on their parcel.  Please do not raise the land above sea level all the way to the edge of your plot.

No Mountains or steep hills.


* Buy and Tier Rates for COMMERCIAL AND RESIDENTIAL*

First month tier must be made before purchasing land, NO REFUNDS WILL BE GIVEN. Purchase prices are subject to change depending on availability and land market rates.

Land will NEVER be more than L$5 a meter Often times less Please make a record of your purchase price. Also please contact Sensual Casanova with the purchase price. Do NOT buy land if it is priced more than L$5 per meter! Please contact Sensual Casanova.

Purchase prices may be lower if stated so on the land sale, but should not exceed any of the rates above.

The rates above are for reference, they are not an indication of availability.

Payment for the first month is due at time of purchase and the same day each month thereafter. 

There are no extra PayPal Fees.

*Late Fees*

All late tier will be subject to a $5 USD late fee for every 3 days your rent is late.
(UNLESS approved prior to your tier date, I know rl happens and will take it into consideration, if you are unsure of your tier due date, contact Sensual Casanova.)

Plus an addition pro rated rate for each day you are late...
for example if your tier is $30 USD a month, thats approx $1 USD per day, if you are 3 days late you will owe a $5 late fee plus $1 for each day you were late, totaling $36 now due.

On the 7th day if no payment is received, your land will be reclaimed and considered abandoned. There will be no refunds or reimbursement of any kind, all objects on the land will be returned to their owners, and the land resold. (unless previous arrangements/agreements were made)


*Sim Access*

Access will be open to anyone. If you have problems with particular griefers, you may ban the individual. If there continues to be a problem, please contact Sensual Casanova for a possible banning of all connected regions.

IMPORTANT - PLEASE READ

- The tenant may terminate the agreement at any time.  A refund will not be given for any time remaining on the tenancy.  Special circumstances will be considered.

-  Failure to make payment will result in the tenancy being terminated and the parcel's objects being returned.  Special circumstances will be considered.

-  We reserve the right to ban individuals from the sim.  This will not be done lightly and would only be for good reason.

-  We reserve the right to increase the tier rates.  THE RATES WILL ONLY BE INCREASED SHOULD LL INCREASE LAND FEE RATES OR DECIDE TO PLACE ANY FURTHER CHARGES ON LAND OWNERS.
